Your Clarks Summit, PA Realtor – Jillian Kemmerer

Mommy. Realtor. Investor. I'm Jillian Kemmerer, Associate Broker & Owner, and I help families buy and sell homes in Clarks Summit and across the Abingtons. Because to me, Real Estate is so much more than Real Estate. It's where your kids grow up, where you host the holidays, and where you build your future.

Why Families Choose Clarks Summit

Clarks Summit sits about five to seven miles north of Scranton. It's a walkable small-town borough built around State Street and Depot Street, where you'll find cafés, the library, and community events. The borough is surrounded by South Abington Township, with Clarks Green and Waverly to the north. Together these communities make up "the Abingtons," one of the most requested areas in Lackawanna County for people moving here from out of the area.

Abington Heights School District

For many of my buyers, the schools are the reason they're looking here. Clarks Summit is served by the Abington Heights School District, which was formed in 1964 and covers about 69 square miles of the Abingtons. The district has four elementary schools (Clarks Summit, Newton-Ransom, South Abington, and Waverly), plus Abington Heights Middle School and Abington Heights High School. The high school offers dual-enrollment and associate-degree pathways with nearby colleges. Always confirm the school assignment for a specific address with the district (570-586-2511) before you buy.

Neighborhoods & Home Styles

• Near State Street: early-1900s colonials, Victorians, and bungalows on established, walkable blocks.

• South Abington Township: single-family subdivisions with bigger lots and newer homes, still in Abington Heights and close to Scranton via US-11.

• Clarks Green, Waverly, Newton & Ransom: quieter, more residential, and sometimes more rural. These are great picks if you want space and a little more breathing room.

Median sale price in Clarks Summit right now is about $344,255. Homes have sold in a median of 17 days on market (Jan–Sep 2026, Greater Scranton MLS). I'll pull fresh numbers for the exact streets you're considering.

Lifestyle & Commute

Life in the Abingtons means farmers-market mornings, local restaurants, parks, and golf at places like Summit Hills Golf Club. For commuters:

• Downtown Scranton: usually 10–20 minutes by car, depending on traffic.

• US Route 11 connects to I-81 and the PA Turnpike (I-476) toward Philadelphia, about two and a half hours away.

• Wilkes-Barre/Scranton International Airport: under 30 minutes.

• COLTS bus routes, including Route 44, link Clarks Summit to Scranton and nearby shopping.

Selling Your Clarks Summit Home

Buyers come to the Abingtons on purpose, often for the schools. Your listing should tell that story. I price with real local data, prepare your home to shine, and market it to the families and relocating professionals already searching for it. Every person and every transaction is different, so there's no "one size fits all" plan.

Creative Options When You Need Them

As an investor myself, I also know creative-financing tools like seller financing and subject-to deals. They're not right for everyone. But when a traditional sale doesn't fit, they can open doors for buyers and sellers. Ask me if they could work for you.
